What Is a Mechanic's Lien?

First and foremost, it's a way of forcing a property owner to actually pay you for your work or products. If you aren't paid, you can record a mechanic's lien "against" the property.

In a sense, it's like forcing the owner to use the property as collateral against the debt you are owed. While it's in place, the owner can't sell or substantially develop the property.

Further, in more extreme cases, someone with a mechanic's lien can actually move to have the property foreclosed and sold at auction by the sheriff. Almost invariably, the prospect of foreclosure prompts the landowner to quickly pay the debt.
